Fall Plumbing Checklist: 5 Things to Check Before Cold Weather Hits

Before fall sets in, check five things: your water heater, your outdoor faucets and hose bibs, your drains, your sewer line, and your sump pump. These are the five systems that fail most often once temperatures drop and the rain starts — and all five can be inspected in a single visit. Labor Day weekend is the natural cutoff. After it, the weather turns. Here's what to look at now.

1. Your Water Heater

Water heaters work hardest in winter. Incoming water is colder, showers run longer, and a unit that was quietly struggling in July often quits in November.

Check for these signs before the season changes:

• Rust-colored water at the hot tap
• Popping, rumbling or knocking sounds from the tank
• Water pooling near the base
• Hot water that runs out faster than it used to
• A unit that's simply been in place a long time

Traditional or tankless

We service, repair and install both traditional tank and tankless water heaters. If your current unit is near the end of its life, fall is a better time to replace it than mid-winter — scheduling is easier, and you're not making the decision during a cold shower.

2. Outdoor Faucets, Hose Bibs and Exposed Pipe

A hose left connected through the first freeze is one of the most common causes of a burst pipe. Water expands as it freezes, and the split often shows up inside the wall — not outside where you'd see it.

Do this before the first cold snap:

• Disconnect and drain every garden hose
• Shut off and drain outdoor faucet lines where you have interior shutoffs
• Look at exposed pipe in crawl spaces, garages and unheated utility rooms
• Check for pipe that's already sweating, corroded or dripping

High desert homes in Bend, Redmond, Sisters, Sunriver, La Pine, Prineville and Madras see harder freezes than the valley. But Portland and Puget Sound homes get caught too, usually because a crawl space line was never insulated.

3. Your Drains

Slow drains in September become backed-up drains in December. Kitchen drains take the worst of it — fall and winter cooking means more grease, more starch, more scraps.

Signs a drain needs attention before the holidays:

• Water standing in the sink or tub after use
• Gurgling from a nearby fixture when you run water elsewhere
• Recurring odors
• A drain you've already snaked more than once this year

A repeat clog usually means buildup coating the inside of the line, not a single obstruction. That's where hydro jetting comes in — it scours the pipe wall and restores proper flow instead of punching a hole through the blockage.

4. Your Sewer Line

Fall rain and root activity are hard on sewer lines. A partial blockage you didn't notice in dry weather becomes a backup once groundwater rises.

A sewer camera inspection tells you exactly what's happening in the line. It's the difference between guessing and knowing.

Warning signs worth acting on now:

• Multiple fixtures draining slowly at the same time
• Sewage smell in the yard or near a cleanout
• Water backing up into a shower or floor drain when you run the washing machine
• Unusually green, soggy patches in the lawn

5. Your Sump Pump and Crawl Space

If your home has a sump pump, test it before the rainy season, not during it. Pour water into the pit and confirm the pump kicks on, moves water out, and shuts off cleanly.

While you're down there, look for standing water, damp insulation or a musty smell in the crawl space. Those point to a leak, a drainage problem, or both. We handle sump pump installation and repair along with leak detection and pipe repair.

What About Heating?

If you're in Central Oregon, we handle heating too.
