Fall Plumbing Maintenance Checklist for Oregon and Washington Homes
Hello, October. The five things worth handling before real cold arrives: drain outdoor faucets and hose bibs, test your water heater while demand is still low, clear slow drains before holiday cooking, check your sump pump ahead of the rainy season, and get a sewer line inspection if you've had backups before. Each one is a small job in October and a much bigger one in January.
Einstein Pros handles all of it across Oregon and Washington with licensed and insured technicians and upfront flat-rate pricing before any work begins. Through October, qualifying plumbing service is 5% off.
Why fall is the window, not winter
Plumbing problems don't appear in winter. They show up in winter. The crack in the hose bib, the water heater on its last element, the sewer line with root intrusion — those are already there in October. Cold weather and heavier use just finish the job.
Two things change at once when the season turns:
- Incoming water gets colder. Your water heater works harder to hit the same temperature, which is why a unit that struggled quietly all summer suddenly can't keep up.
- Water goes into the ground. Fall rain across the Portland metro and Western Washington saturates soil, pushing water toward crawl spaces, sump pumps and any weak point in your drain or sewer line.
Fixing that in October means scheduled service during business hours. Fixing it in January often means an emergency call.
Your fall plumbing checklist
1. Disconnect hoses and protect outdoor faucets
Pull every garden hose off every spigot. A connected hose traps water in the faucet and in the pipe just behind the wall, and that's where freeze damage starts. If a hose bib drips after you shut it off, or if you already know one froze in a past winter, have it repaired now rather than discovering the split in spring when you turn the water back on.
This matters most in the higher, colder parts of Central Oregon — Sisters, La Pine, Sunriver and Prineville see harder freezes than the valley.
2. Test your water heater before you need it
Run the hot water at a tub or shower and pay attention. Real warning signs:
- Hot water runs out faster than it used to
- Rust-colored or cloudy hot water
- Popping, rumbling or crackling from the tank
- Moisture, rust or staining around the base
- Water that gets hot, then goes lukewarm mid-shower
We service, repair and install both traditional tank and tankless water heaters. If your unit is aging and you're weighing repair against replacement, a tankless water heater installation is worth pricing out — especially in vacation and rental properties where hot water demand is uneven.
3. Clear slow drains before the holidays
Kitchen drains fail in November and December for a simple reason: cooking volume goes up. Grease, starch and food scraps hit a line that was already narrowing all year.
A drain that's slow now will be a blockage with a full house of guests. Professional drain cleaning handles routine buildup. For lines with heavy grease or repeat clogs, hydro jetting scours the pipe wall back to full diameter instead of just punching a hole through the blockage.
Also worth checking now: garbage disposal repair if yours hums, jams or leaks, and toilet repair if you've got a runner or a weak flush.
4. Check the sump pump and crawl space
If you're in Portland, Beaverton, Gresham, Vancouver, Tacoma or anywhere in Kitsap County, your sump pump is about to start working for real. Test it before the rain settles in. Pour water into the pit and confirm it kicks on, moves water and shuts off cleanly.
While you're down there, look for standing water, damp insulation or a musty smell in the crawl space. Those point to a leak or drainage issue that won't improve on its own. Professional leak detection finds it without tearing out walls or digging up the yard on a guess.
5. Think about your sewer line
Tree roots seek water, and fall soil moisture draws them straight to any crack or loose joint in a sewer lateral. If you've had a backup, a gurgling drain, or multiple slow fixtures at once, that's a sewer issue rather than a fixture issue.
We offer sewer inspections, camera inspections, trenchless repair options and full sewer line replacements. Catching root intrusion in October is a scheduled repair. Catching it after a backup is a cleanup.
6. Check your water pressure
Pressure that's too high stresses every joint, valve and appliance connection in the house — and cold weather adds to that stress. Water pressure regulation is a small job that quietly prevents leaks. If you have fixtures that bang, chatter or drip after shutoff, mention it when you schedule.
If you're in Central Oregon, pair it with heating
Heating and cooling service is available exclusively in Central Oregon — Bend, Redmond, Sisters, Sunriver, La Pine, Prineville and Madras. In Portland and Washington we provide plumbing services only.
For Central Oregon homeowners, October is the natural time to combine plumbing prep with furnace or heat pump service. We recommend professional maintenance at least once a year for heating systems. If your furnace or heat pump is more than 10–15 years old, replacement may be more cost-effective than another repair — and that's a better conversation to have in October than during a cold snap.

What the 5% off covers
Through October, qualifying plumbing service is 5% off. It applies to the kind of work on this checklist — water heater repair and replacement, drain cleaning, hydro jetting, sewer line services, leak detection, pipe repair and fixture work.
You'll get your flat-rate price up front, before any work starts, with the discount reflected in it. Financing options may be available for qualifying projects; ask the team about details and approval requirements.
Common questions
How fast can you get someone out?
Same-day or next-day service is available in many cases, depending on availability and urgency. Online service requests usually get a response within minutes during business hours. Office hours are Monday through Friday, 7:30 a.m. to 4:30 p.m., except holidays.
Do you offer emergency service?
Yes. Emergency plumbing is available throughout Central Oregon, Portland and Washington communities including Vancouver, Tacoma, Seattle, Belfair and Silverdale. In Bend, Tacoma and Puyallup we're available 24/7 for emergencies — burst pipes, active leaks, overflowing toilets, sewer backups and flooding crawl spaces. In Sisters and the Kitsap County communities, service runs during business hours, with priority scheduling for urgent leaks and backups.
Should I repair or replace my water heater?
That depends on the age of the unit, the specific failure and how much hot water your household actually needs. A technician will walk you through both options in plain language with flat-rate pricing on each, so you can compare them side by side instead of guessing.
What should I expect from a service visit?
